What is the meaning of Sanction plan?

sanctioned plan means the set of plan and specifications submitted under the bye-laws in connection with a building and duly approved and sanctioned by the authority.

Documents Required

Following documents are required for Building Plan Approval.
  • Latest B B M P Khata certificate
  • Latest Khata extract
  • Latest Tax paid receipt
  • Sale/title deed
  • Encumbrance certificate
  • Conversion copy (Wherever applicable)
  • Change of Land Use copy (Wherever applicable)
  • Revenue Sketch
  • NOC from BWSSB, KSPCB, Airport Authority of India, SEIAA, BESCOM, Fire Force Department, BSNL, BMRCL (Wherever applicable)
  • Detail building plan to required scale
  • Architect license copy
  • Affidavit as per Appendix-II of ZR
  • Affidavit by registered Architect or Engineer or Supervisor
  • Affidavit by the applicant
  • Bond of Assurance
  • Indemnity Bond

Application Process

Following steps are involved in getting your Building Plan Approved from competent authority.
1. Submit Application  Online
A) Visit Building Plan Approval System
B) Fill the required details
C) Submitting copies of property records and drawings online
D) 5% of license fee towards scrutiny/processing charges should be paid online
E) Download of Receipt / Acknowledgement
2. Inspection of the Site by Engineer
3. Verification of Documents and Drawing
4. Approval / Rejection by the competent authority
5. The issue of Demand Note to the party for payment of Requisite Fee
6. Receipt of Requisite Fee
